According to property records filed with the Lamar County Clerk of Superior Court, an Amazon subsidiary, Amazon Data Services, Inc., has purchased 984.89 acres of land from High Falls 75 LLC, the developer behind the Legacy 75 Trade Center. The site is located off High Falls Park Road near Exit 198 on Interstate 75, a coveted section of Lamar County due to its strategic highway access.

The closing of the sale occurred on July 25, 2025, and the documents indicate a transfer tax of $270,000 was paid. This means the purchase price was approximately $270 million under Georgia’s $1-per-$1,000 tax rate, roughly $274,111 per acre.

What might be coming?

Amazon has not made a public plan for the Lamar County property, but recent company and industry trends suggest a combination of data center facilities and warehouse operations. Amazon has made similar land acquisitions in other Georgia counties in recent years. One of the largest parcels contains access to high-volume electric transmission lines. This is required for data centers due to their vast power needs.

The deed also includes easements, citations to Lamar County ordinances, and a restrictive covenant established by High Falls 75 LLC that may shape how the land is developed.

A Nearby Project is Rejected

Though not confirmed, the timing of Amazon’s land acquisition in Lamar County possibly coincides with a major setback for a similar data center project in a neighboring county.

On July 28, 2025, the Monroe County Planning & Zoning Board voted unanimously to reject a rezoning request for the Bolingbroke Technology Center, a $5.8 billion project that would have brought nine data center buildings to 970 acres near I‑475 and US 41.

For Lamar County, the deal marks one of the largest private land deals in its history and a turning point for the future of its economic development.
